NYARM'S SHOW TIME !!!

BY STEPHEN ELBAZ, nyarm

Now that Labor Day has come and gone and we pack away our boogie boards and swim fins, we

have the annual NYARM Trade Show and Exhibition right in front of us.

Over 100 exhibitors are expected to display the latest in supplies and services at our new home at Madison Square Garden (7th Ave at 32nd Street). In addition to the exhibits, we have informative seminars, and other activities to make this a "must attend" event. Admission is free to the industry, and you will find a convenient pre-registration form on page ____ in this newspaper.

I have spoken to many of the exhibitors who will be offering special discounts and incentives at the show. Managers should make a "hit list" of any services and suppliers that may need improvement or replacement at their sites.

The show is a great way to network with fellow managers, and keep abreast of the property management industry.

Facts on the Expo are as follows:

WHEN: THURSDAY SEPTEMBER 16, 1999 - 9 AM - 5 PM

WHERE: Madison Square Garden

7th Ave at 32nd Street, New York City

ADMISSION: Free to Industry members. You may fax, mail, or phone your pre-registration form. Free on site registration is also available.

I am pleased to announce that I will be giving a seminar on "Fire Safety & Emergency Procedures" on show day. This seminar is held in conjunction and with the assistance of The New York City Fire Department. Seating is limited, I encourage you to show up early.

Vince Callagy, Knickerbocker Village will moderate what is certain to be a compelling discussion on new sources of income. Attorney Jeffrey Moerdler will explain the potential financial upside of incorporating multi-carrier antenna facilities in a building and Jordan Goldman of Bargold Storage Systems will describe the potential benefits of turning unusable space into a profitable tenant storage facility.

Finally, Rochelle Captan, Amalgamated Warbasse Houses, will host an important discussion of New York City’s growing senior population. Innovators such as Nat Yalowitz, co-founder of the NORC Supportive Services Center, the first program of its kind in New York City, will be among the panelists.

Registration for this educational and informative event is free. To register, simply call 212-725-1690, fax your business card to 212-725-7378 or register on line at nyarmexpo99@usa.net or nyarm.org.

OTHER MANAGEMENT ISSUES

Managers should be gearing up their properties for the upcoming heating season. Many heating firms are offering specials on vacuum cleaning, and most will survey your heating plants at no charge. Even though it's hot outside, heating season starts October 1st.

It is also a great time to send out your gas powered snow blowers for a tune up and maintenance.

Buildings with leaders and gutters should inspect the gutter guards (or install them) to insure that they are properly preventing leaves/debris from clogging the water drainage. An upper west side building actually received a DHCR rent reduction for clogged and missing gutters.

September is also a great month to clean out any accumulated debris from your basements and yards.
